Intended for: Those on the market to purchase land or property via mortgage financing, and need guidance and legal support for the duration of the process. Package Includes: General consultation while fielding the market for a suitable property • Reviewing documentation for potential properties to determine feasibility for mortgage financing • Preparation, negotiation, and registration of Agreement for Sale • Title Investigation (optional) • Making requisitions on title (sometimes required) • Holding deposit in escrow • Guidance on closing documents • Guidance on preparation for closing etc.

Intended for: Those on the market to purchase land or property via personal financing and need guidance and legal support for the duration of the process. Package Includes: General consultation while fielding the market for a suitable property • Reviewing documentation for potential properties to determine feasibility • Preparation, negotiation, and registration of Agreement for Sale • Title Investigation (mandatory) • Coordinating Valuation Report • Advising on Anticipated Stamp Duty • Making requisitions on title (sometimes required) • Holding deposit in escrow • Guidance on closing documents • Closing of the sale • Assessment, stamping, and registration of title instrument and all formalities thereto • Post-closing steps • Acquiring Certified Copy etc.
Deed of Gift or Memorandum of Gift
Intended for: Persons wishing to gift their property (or part thereof) to another person e.g. children, grandchildren etc. Service Includes: General consultation to Donor (the person giving the gift) on suitability of a gift • Advising the Donor on options available to retain at least partial ownership until death • Coordinating Valuation Report • Advising on Anticipated Stamp Duty • Closing of the transaction • Assessment, stamping, and registration of title instrument and all formalities thereto • Post-closing steps • Acquiring Certified Copy • Gifts under both Common Law and Real Property Act system etc.
Will Preparation & Estate Planning Consultation
Intended for: Persons wishing to detail their wishes regarding their assets when they die, in a way that is cost-effective and unproblematic for their loved ones. Package Includes: General consultation regarding assets and eventual wishes for those assets • Methods of ensuring that beneficiaries are not deprived of such assets • Preparation and execution of Last Will and Testament • Will-keeping service • Reviewing and making changes to existing Will • Weighing cost of probate against gifts given during life etc.
Vendor Representation
Intended for: Vendors or Sellers of property who are engaged or looking to become engaged with another party for the sale of their property. Package Includes: General consultation while fielding the market for a prospective Purchaser • Preparation and negotiation of the Agreement for Sale • Vetting of any documents which the Vendor is required to sign • Guidance on acquiring closing documents • Guidance on compliance with the terms of the Agreement for Sale • Responding to requests for requisitions on title • Rectifying any defects in title • Taking Vendors execution of closing instrument in counterpart etc.
Deed Poll
Intended for: Those desiring (voluntarily or otherwise) to change their existing name. Service includes: Determining whether change of name is necessary (eg. EBC, Passport purposes) • Preparation and registration of Deed Poll effecting name change etc.
